The Austin market has shifted, and buyers just aren't forgiving dated interiors like they used to. I'm seeing it so often, especially here in Mueller - homes with tired finishes sitting longer and pulling weaker offers, while move-in ready listings are commanding attention and solid, executable offers.
Here's the thing: this doesn't have to cost a fortune. Fresh paint, clean windows, updated hardware, better lighting, etc… These are (relatively) small, affordable fixes that can add tens of thousands of dollars onto the final sale price. This is especially true of townhomes, where non-corner lots only get natural light from the front and back. Bright, warm, well-lit spaces aren't a nice-to-have here. They're essential to how buyers experience the home.

And condition doesn't just affect how fast you sell, it affects your negotiating power. A well-prepared home keeps you in control. A neglected one invites lowball offers and repair-related concessions that eat into your bottom line.
My advice hasn't changed: prep before you list. This is also true for leases! I walk every seller through exactly what's worth doing and what's not, based on their specific home and where it fits in our market.
