I hear this all the time from buyers. Affordability is genuinely tight right now, and stretching the budget to hit a square footage goal can mean compromising on location, condition, or financial breathing room. But here's what I want you to consider: going smaller might actually be one of the smartest moves you can make in today's market. According to the U.S. Census Bureau, the median square footage of newly built single-family homes has been trending downward since 2014. That's no accident or fluke. Builders build what buyers want, and for over a decade, the market has been signaling that right-sized living beats sprawl.

Affordability pressure has only accelerated that trend. New home prices recently hit a five-year low, in part because builders have focused on delivering attainable options. That's good news if you're feeling priced out of the existing home inventory in your target neighborhood.
