Tight Inventory and Ready Buyers

Mueller homes sold in under two weeks in August 2026, and with inventory shrinking fast, this is a strong moment to sell in our neighborhood. Mueller Townhomes: One Sale in Eight Days

Only one Mueller townhome closed in August, and it sold in 8 days at 99% of list price. Townhome inventory is down almost 20% year over year, with about 10 townhomes and row homes for sale during the month as new builds came on and off the market. That steady turnover keeps fresh options in front of buyers, which is why Ashley and I both see this as a great time to buy a Mueller townhome.

Single-Family Homes: Half the Inventory of Last Year

Active single-family listings in Mueller fell 50% year over year in August. Four single-family homes closed, days on market came in at just 11, and sellers received close to 100% of their list price. Some slowdown is normal heading into fall, but a drop this steep is significant.

I keep seeing the same buyers at showings across Mueller. They are ready to move and simply deciding which home to land on.

How Mueller Compares to the Rest of Austin

Mueller is outpacing the wider Austin market by a clear margin. According to the Unlock MLS August 2026 Central Texas Housing Report, homes across the City of Austin sold for an average of 93.3% of list price, closed sales fell 10.3% year over year, and the city sat at 4.6 months of inventory.

Mueller sellers, by contrast, are closing within about a point of their asking price. That gap reflects just how much demand our neighborhood continues to hold.

What Mueller Sellers Should Do This Fall

Correct pricing and a move-in-ready home are what sold Mueller listings fast in August. Professional photography and video, drone footage included, still matter enormously. The one row home that sold in August had the full marketing package, and so did many of the single-family homes that went quickly.

Buyers agree. In the National Association of REALTORS® 2025 Profile of Home Buyers and Sellers, 81% of buyers who searched online rated listing photos as very useful, the highest of any website feature.
