September 2026 Mueller Market Update
Mueller home prices held their ground in September 2026, even though only seven homes closed all month. Single-family homes sold at a median of $962,360, and townhome prices climbed 20% over last year.
I've been buying and selling homes here since 2016, and if there's one thing I've learned about a quiet month of sales, it's that the headline number can mislead you. A handful of closings means one unusual house can swing an entire average. In our latest Mueller Market Update from Mueller Residential Group, Ashley Jackson and I dug into what actually happened last month and what it means for you if you own a home here.

September At A Glance
Five single-family homes closed at a median sold price of $962,360, up slightly from last year, at $454 per square foot. Two townhomes closed at a median of $887,500, up 20% year-over-year, at $392 per square foot.
Mueller Single-Family Homes: One Listing Skewed Days on Market
Single-family homes in Mueller averaged 88 days on market in September, and one listing accounts for most of that number.
That home sat for 272 days before it finally closed. It needed some work, and its price never came down to reflect its condition. It was also older than most homes in the neighborhood, which pulled the median age of homes sold upward.
Set that one aside and the picture looks healthy. Five closings is a solid pace for Mueller as we come out of the late-summer slowdown, and $454 per square foot keeps single-family values strong. Mueller buyers will gladly pay for a home that's ready. They will also wait out one that isn't.
Compare that with August, when Mueller homes sold in 8 to 11 days at up to 100% of list price. I covered that month in my August 2026 Mueller Market Update, and the contrast tells you how much condition and pricing matter once buyers slow down.
Mueller Townhomes: Newer, Larger Homes Lifted the Median 20%
Only two townhomes closed in Mueller in September, but their median price of $887,500 landed 20% higher than a year ago.
Newer construction did a lot of the lifting. The median age of those two homes was just 4 years. They were also on the larger side, and their sellers priced them correctly from the start.
Price per square foot keeps that jump in perspective. At $392 per square foot, these sales came in just under the roughly $400 per square foot Mueller townhomes typically bring, so most of the higher median comes down to size. Buyers paid close to the usual Mueller rate for the extra space they got.
Townhomes remain one of the most approachable ways into the neighborhood. Which is a topic I went into more detail on in my Live Larger With a Smaller Home article.
Q3 2026 in Mueller: Fewer Sales, Higher Prices
Mueller's median price rose 3% year-over-year for the third quarter of 2026, even though closed sales fell 7%.
The quarter started strong. Back in July, single-family homes held a $1.1M median and sold over asking, which I broke down in Mueller Market Update: July 2026.
Austin as a whole is following the same pattern of slower sales and steady prices. In the City of Austin, September closed sales dropped 12.7% year-over-year while the median price rose 4.2% to $570,958, according to Unlock MLS's September 2026 Central Texas Housing Report. Active listings in the city fell 10.3% over the same stretch. Unlock MLS pointed to rising mortgage rates as the main reason sales slowed across the region.
Inventory in Mueller has started to fall, too. If that trend carries into the fall, sellers who come to market with a well-prepared home will face less competition.
What September's Numbers Mean for Mueller Sellers This Fall
That 272-day listing is the clearest lesson in this month's data. When price and condition don't match, Mueller homes sit, while homes that are prepped and priced for today's buyers keep selling at strong numbers.
Our team at Mueller Residential Group has focused on this neighborhood since 2016. In all that time, the homes that sell fastest almost always had the hard decisions made before the sign went up.
